The real estate market in Lebanon is recording unexpected numbers that contradict expectations

The real estate sales movement in Lebanon is witnessing a remarkable paradox, represented in the decline in the number of transactions at a much faster pace than the decline in their total value, which means that the properties being sold are recording a higher average value compared to previous periods. This gap reveals a radical shift in the composition of recorded sales in favor of high-value deals.

This transformation in the real estate market is due to two main possibilities: Either sales of less expensive properties decline, or the regions, areas, and types of properties sold change. Sales of larger apartments or more expensive lands contribute to raising the average value of one transaction, even if the price per square meter remains constant. In this context, the almost clear numbers confirm the absence of small buyers who seem to have completely left the equation, so that the effective market is limited to “those with liquidity” alone.

In addition to these factors, there are other statistical considerations that affect scene reading; Part of last year’s transactions included old deals whose registration was delayed due to the closure of real estate departments, which led to an inflation of the sales numbers recorded at that time, and made the current decline in numbers appear more severe than it is in reality.
